Mould Removal and Property Restoration Across Muskoka
The District of Muskoka takes in six towns and townships, the big lakes of Muskoka, Rosseau and Joseph, and thousands of cottages that sit closed for part of every year. Damage here is often found late: a pipe that split in February, or mould that spread through a damp spring behind closed shutters. DKI Simcoe Muskoka handles mould removal, water and fire damage, storm repairs and asbestos across the district from 345 Ecclestone Drive in Bracebridge. Our IICRC-trained technicians are backed by the DKI Canada network, and the emergency line is answered every hour of the year.
Freeze-Up, Thaw and High Water Across the Muskoka Lakes
Bracebridge declared states of emergency over spring flooding in 2013 and 2019, and high spring water on the Muskoka River system reaches Lake Muskoka and the Moon River at Bala in wet years. High water lifts docks, floods boathouse slips and reaches low-lying cottages. In winter the power drops or a furnace quits, a lake-water intake freezes or a line bursts, and water runs until someone visits. For cottages on islands or reached only by water, we work out the route with you before the crew sets out.
Mould can start on wet wood and drywall within days, so we dry the building properly before any repair begins.
Water & Flood Damage Restoration
Frozen intake lines, burst pipes in shut cottages, failed sump pumps and spring high water on Lakes Muskoka, Rosseau and Joseph. We extract, open up wet cavities and dry to measured readings before rebuilding.
Fire & Smoke Damage Restoration
Wood-stove, chimney, sauna and kitchen fires in cottages finished in pine and cedar. We cut out burned material, clean soot, neutralize smoke odour in log and board interiors, and rebuild.
Storm, Wind, and Impact Damage Restoration
Hail, downbursts and fallen pines on roofs, docks and boathouses. We make the building weathertight first, then repair roofing, siding and framing, including brick damaged by falling trees or vehicles.
Asbestos & Mould Remediation
Mould removal in Muskoka cottages, crawlspaces and boathouse apartments where damp air sits for months. We test, contain, remove and dry, and deal with asbestos and old vermiculite insulation before renovations start.
Contents Restoration & Cleaning
Furniture removal and pack-out when rooms have to be emptied. Cottage furnishings, linens, books, photographs and electronics are inventoried, cleaned, stored and brought back once the building is ready for them.
Century-Old Cottages, Island Properties and Year-Round Homes
Muskoka’s buildings range from cottages and boathouses that have stood for a century, to brick main streets in Bracebridge and Gravenhurst, to new four-season homes on the big lakes. Many owners live hours away, and water-access properties add a step to every job. We work for cottage owners, full-time residents, caretakers, resorts, marinas and the insurance adjusters on their claims. On older and historic buildings we record what was there before demolition and rebuild to match.
There is no need to drive up from the city first; we can work with your caretaker, assess the damage and report back to you.
What Muskoka Owners Can Expect When They Call Us
An Office in Bracebridge
Bracebridge sits near the middle of the district, which keeps our office there within reach of the big lakes, with the Oro-Medonte shop behind it.
Mould Dealt With at the Source
We find the moisture source, contain the area, remove damaged material and dry the structure. Removing mould without fixing the moisture only delays the next call.
Claims Run Through Your Adjuster
Readings, photographs, scopes and estimates go straight to your insurer, which helps when you are managing a cottage claim from hours away.
Emergency Work and Rebuild
Once the structure is dry and clean, our own reconstruction follows: framing, insulation, drywall, flooring, trim and paint, with no second contractor to hire.

Mould and Restoration Questions from Muskoka Cottage Owners
Straight answers to common questions about mould, water damage and older cottages in Muskoka.
How do I know if my closed-up cottage has mould?
A musty smell on the first visit of the season is the usual clue, along with spotting on ceilings, window frames, mattresses or the floor framing in the crawlspace. Staining near the water heater or intake line points to a slow leak. If growth covers more than a small patch, or someone in the family has asthma, leave it alone and have it assessed first.
Can you remove mould from a boathouse or crawlspace?
Yes. Boathouses built over the water and crawlspaces over rock or damp soil are prone to mould because the air in them rarely dries out. We contain the area, remove damaged materials, clean what can be kept and dry the structure. The moisture source needs fixing too, which may mean better ventilation, a vapour barrier or drainage work.
Do you repair hail, wind and impact damage to roofs and brick?
Yes. After hail or a wind storm we inspect the roof and exterior, cover any openings and photograph the damage for your insurer. Permanent repairs follow once the claim is approved: shingles, flashing, siding, windows and framing. Impact damage to brick or stone, from a falling tree or a vehicle, is checked for structural cracking before the brickwork is repaired.
Can you restore an older or historic cottage after a fire or flood?
Yes. Many Muskoka cottages are decades or a century old, with pine interiors, board-and-batten siding and stone fireplaces. We photograph original details before anything is removed, keep what can be cleaned and rebuild the rest to match. Older buildings can contain asbestos, so we test first. If the property is designated under the Ontario Heritage Act, check with your municipality before changes are made.
