Mould Removal and Remediation
Mould (or mold) testing, removal and remediation for homes, cottages and businesses in Barrie, Orillia, Muskoka and across Simcoe County. Every job is contained, HEPA-filtered and documented, and we deal with the moisture problem that caused it, so the mould doesn’t come back.
Test It First, Then Remove It Safely
Finding mould is stressful, and the worst first move is to start scrubbing or scraping. Disturbing it puts spores into the air you breathe and spreads the problem through the rest of the building.
We assess what you have, test when it is needed, and set up containment before anything is removed. If the mould turned up after a flood or a leak, we handle it as part of the same insurance claim. If older materials might contain asbestos, we test them first; see our asbestos testing and removal service.
Mould Testing and Mould Removal
Mould grows wherever moisture stays: basements after a flood that was never fully dried, attics with condensation from poor venting, bathrooms without exhaust fans, and crawlspaces under converted cottages. What you can see is usually only part of it, so we use moisture meters and, where needed, air or surface sampling to find the extent before quoting the work.
Removal follows a set process. We isolate the area with poly sheeting and negative air pressure, run HEPA air scrubbers, remove mould-damaged drywall, insulation and flooring, clean and treat the framing, and dry everything to target readings. Then we fix or flag the moisture source, because mould that comes back means the cause was never solved.
Our mould and mildew remediation services include:
Mould Inspection and Testing
Moisture mapping, visual inspection and lab sampling where needed, so the scope matches what is really behind the walls.
Containment and Mould Removal
Sealed work areas, negative air and HEPA filtration while affected materials are removed and surfaces are cleaned.
Contents Cleaning and Deodorization
Furniture, clothing and belongings are cleaned or discarded with your approval, and lingering musty odours are treated at the source.
Mould Removal in Muskoka Cottages
Cottages are built for summer. Closed up from fall to spring, they trap humid air against cool walls, and a small leak or a damp crawlspace has months to grow mould before anyone opens the door. Boathouses, bunkies and lower levels built into the hillside are common trouble spots.
We handle mould removal in Muskoka from our Bracebridge office, across Gravenhurst, Huntsville, Lake of Bays, Muskoka Lakes and up to Parry Sound. If you open the cottage to a musty smell, leave the fans off, avoid disturbing visible growth and call us to assess it.
Where We Find Mould Most Often
Mould needs moisture, so it shows up where water lingers or where warm, damp air meets a cold surface. These are the places we find it most in Simcoe County and Muskoka homes, and each one needs a different fix for the moisture behind it.
Worried about asbestos as well as mould? Older homes often have both. See our asbestos abatement page.
Common trouble spots:
Basements
After floods and sewer backups that were never fully dried, behind finished walls, and under carpet laid over cold concrete.
Attics
Frost and condensation on the roof deck in winter, from warm air leaking out of the house and blocked or missing vents.
Bathrooms and Kitchens
Around tubs, showers and sinks, where slow leaks or weak exhaust fans keep surfaces damp.
Crawlspaces and Closed Cottages
Damp air trapped for months in cottages, boathouses and crawlspaces over rock or wet soil.

Mould Removal Questions
What homeowners and cottage owners ask us most about mould testing and mould removal.
How do I know if I need mould testing?
If you can see growth, testing is usually not needed to confirm it is there, but sampling helps when there is a musty smell with no visible source, after a flood that sat for days, or when someone in the house has health concerns. Moisture readings often tell us more than an air sample about where hidden mould is growing.
Can I remove mould myself?
Health Canada considers a patch smaller than about one square metre a small area that a homeowner can usually clean with soap and water, wearing gloves and a mask. Larger areas, mould inside walls or ceilings, mould after sewage or flood water, and any growth that keeps coming back should be handled by professionals under containment.
Is mould removal covered by home insurance?
Usually only when the mould comes from a sudden, covered event such as a burst pipe or a failed appliance. Mould from long-term leaks, condensation or high humidity is commonly excluded. Ask your broker, and if it follows a recent water loss, report it with the original claim.
Is black mould more dangerous than other mould?
Colour is not a reliable guide. Many moulds look black or dark green, and Health Canada’s advice is the same for all of them: find and fix the moisture, then clean up or remove the growth. Large areas, or mould in a home where someone has asthma, allergies or a weakened immune system, should be handled by professionals.
Do I need to leave the house during mould removal?
Not usually. Most mould jobs are contained with poly sheeting and negative air pressure, so you can stay in the rest of the house. Larger projects, or work near bedrooms, the furnace or the only bathroom, may mean leaving for a few days. We tell you before the work starts.
