Mould Removal and Property Restoration in Wasaga Beach
Wasaga Beach runs along Nottawasaga Bay on what is often called the longest freshwater beach in the world, with the Nottawasaga River flowing parallel to the shore just inland. Many homes here began as summer cottages and were later winterized for full-time living, and that history shows up in the damage: mould in crawlspaces, frozen plumbing, river water in spring. DKI Simcoe Muskoka provides mould removal in Wasaga Beach, plus water, fire, storm and contents restoration, with IICRC-trained technicians and DKI Canada behind them.
Humid Summers, Long Closures and a River That Rises
Summer air here is warm and damp, and a cottage shut for weeks traps that moisture against cool foundation walls and crawlspace framing. Winter freezes pipes that cottage plumbing was never designed to protect. In spring, ice and high water on the Nottawasaga can push water toward low lots near the river. Sandy ground drains quickly until the water table comes up. When you call, we extract, contain, dry and document before anything is rebuilt.
In a humid beach town, mould can start within days of a leak, so wet materials are dried or removed without delay.
Water & Flood Damage Restoration
Spring ice and high water on the Nottawasaga, sump pumps that run hard near the river, and frozen lines in old cottage crawlspaces. We pump out, sanitize where river water entered, and dry to measured readings.
Fire & Smoke Damage Restoration
Wood stoves, space heaters, deck barbecues and older wiring in converted cottages can all start fires. Burned framing comes out, soot is cleaned off walls, ceilings and contents, smoke odour is treated, and the rooms are rebuilt.
Storm, Wind, and Impact Damage Restoration
Wind off Nottawasaga Bay drives rain and sand under siding and lifts shingles, and summer storms bring trees down on roofs and decks. Openings are tarped or boarded first, and lasting repairs follow.
Asbestos & Mould Remediation
A cottage closed for weeks in humid weather can grow mould on every cool surface. We contain the space, remove what cannot be cleaned, treat the framing, and check older buildings for asbestos first.
Contents Restoration & Cleaning
Beach-house furniture, bedding, photographs and paperwork are packed out, cleaned of soot, silt or spores, and stored safely until repairs are done. Every item is listed for your insurance claim.
Converted Cottages Beside Brand-New Subdivisions
Wasaga Beach has two very different kinds of housing. Older cottages near the beach and the river were often built over shallow crawlspaces, then insulated, extended and converted for year-round living, sometimes more than once. Newer subdivisions away from the water have attached garages, and many have basements with sump pumps and finished rec rooms. We work for full-time residents, retirees, families who still use a place seasonally, short-term rental owners, landlords and property managers, and for the insurance adjusters handling their claims.
A converted cottage hides decades of additions, so we open walls carefully and explain what we find before the scope is final.
What You Can Expect From Us in Wasaga Beach
Honest About the Drive
Wasaga Beach is a drive west across Simcoe County from our Oro-Medonte shop. We tell you plainly when a crew can arrive, and what to shut off until then.
Used to Closed-Up Cottages
Musty rooms, swollen floors and split lines found at spring opening are familiar work. We trace where the moisture came from instead of only cleaning what you can see.
Dry by the Numbers
Drying ends when moisture meter readings reach normal levels for each material, not after a set number of days, and those readings go into your claim file.
One File, One Company
Photographs, readings and estimates go to your adjuster from us. Once the cleanup is approved, our own crews complete the drywall, flooring and finishing.
Wasaga Beach Areas and Neighbouring Towns We Cover
We work throughout Wasaga Beach, including Beach Area 1 and Main Street, the numbered beach areas along the shore, Mosley Street, the homes along the Nottawasaga River and the newer subdivisions away from the water, and in neighbouring Collingwood, Stayner, Elmvale, Springwater and Woodland Beach in Tiny Township.
Whatever you find when you open the door, a musty smell or standing water, call 1-800-228-7739 any time of day or night. We will tell you what to shut off and arrange the crew from there.

Mould and Flooding Questions from Wasaga Beach Owners
The questions Wasaga Beach owners tend to ask about mould, river flooding and older cottages.
Why does my Wasaga Beach cottage smell musty when I open it up?
A musty smell usually means mould or mildew is growing somewhere, often in the crawlspace, behind furniture on outside walls, or under carpet. Humid air trapped in a closed cottage condenses on cool surfaces. Airing the place out helps for a day but does not remove the growth. Have the source found, affected materials cleaned or removed, and the space dehumidified or ventilated before you close it again.
Can I do mould removal myself, or do I need a professional?
A small patch on a hard, non-porous surface can usually be cleaned with soap and water while wearing gloves and a mask. Larger areas, growth that comes back, mould inside drywall, insulation or subfloor, and anything after a flood need professional remediation: containment so spores do not spread, removal of what cannot be cleaned, HEPA cleaning of what can, and a fix for the moisture behind it.
What should I do if the Nottawasaga River floods my basement or crawlspace?
Stay out of the water if outlets or the electrical panel could be wet, and have the power shut off safely. Take photos, then call your insurer and a restoration company. River and overland water carries silt and bacteria, so soaked drywall, insulation and carpet usually have to be removed rather than dried. Many Ontario policies cover overland flooding only as an added endorsement, so ask your broker whether you have it.
Could my older Wasaga Beach cottage contain asbestos?
It is possible. Buildings from before the 1990s can contain asbestos in vermiculite insulation, textured ceilings, plaster, floor tiles and pipe wrap, and cottages renovated piece by piece may have several of these. Left undisturbed, it is generally low risk. Before water or fire repairs open walls or floors, suspect materials should be sampled, and confirmed asbestos is removed under containment following Ontario regulations.
