Water Damage Restoration and Flood Cleanup

Burst pipes, basement floods, sewer backups, ice-dam leaks and spring high water. DKI Simcoe Muskoka extracts the water, dries the structure to a measured standard and rebuilds, for homes, cottages and businesses across Simcoe County, Muskoka and Parry Sound. Our emergency line, 1-800-228-7739, is answered 24 hours a day.

24/7 Flood Cleanup and Water Damage Repair

Water keeps moving after you find it. It wicks up drywall, soaks into subfloors and insulation, and runs along joists into rooms that look dry. Within a day or two, wet materials can start to grow mould. That is why the first visit is about stopping the source, extracting standing water and getting drying equipment running.

Our crews work out of our Oro-Medonte shop and our Bracebridge office, close to Barrie, Orillia, Innisfil and the Muskoka towns. Every job is documented with photos and moisture readings from day one, and we work directly with your insurance adjuster so the claim keeps moving while the building dries.

Our Water Damage Restoration Process

Every water loss follows the same steps, whether it is a leaking dishwasher in a Barrie condo or a cottage that sat with a split supply line all winter. We measure as we go, so drying ends when the readings say the materials are dry, not after a set number of days.

From the first call to the final walkthrough, one project lead keeps you and your adjuster updated.

R

Emergency Water Extraction

Truck-mounted and portable extractors remove standing water from floors, carpets and basements. We stop the source first, or tell you where to shut it off while we are on the way.

R

Structural Drying and Dehumidification

Air movers and LGR and desiccant dehumidifiers dry framing, subfloors and concrete. Moisture is mapped and logged every day until each material reaches its dry standard.

R

Sewage and Contaminated Water Cleanup

Sewer backups and floodwater are treated as contaminated. Affected porous materials are removed, surfaces are cleaned and disinfected, and the area is dried under containment.

R

Mould Prevention

Fast, verified drying is the best mould prevention. Where water sat too long, we test and remove mould before walls are closed back up.

R

Repairs and Reconstruction

Once the structure is dry, our own crews replace drywall, insulation, flooring, cabinets and trim, so one company carries the job from extraction to the final walkthrough.

Water Damage in Cottage Country and the Snowbelt

Water losses here follow the seasons. Lake-effect snow off Georgian Bay builds heavy roof loads and ice dams that push meltwater under shingles and into ceilings. Cottages closed from Thanksgiving to the May long weekend can sit for weeks with a split supply line or a failed pump before anyone notices. Spring brings the thaw and high water on Lake Simcoe, Lake Couchiching, Georgian Bay and the Muskoka lakes and rivers, and sump pumps run nonstop.

Rural properties add wells and septic systems that floodwater can contaminate, and many older homes and converted cottages have shallow crawlspaces that stay damp long after the water is gone. We plan the drying around all of it, including properties that are hard to reach in spring.

Closing a cottage for the winter? Shut off and drain the water, keep the heat on if your policy requires it, and have someone check the property regularly.

Water Damage Restoration Questions

Straight answers to what people ask us most after a flood, a burst pipe or a sewer backup.

What should I do right after a burst pipe or flood?

Shut off the main water valve if a pipe has burst, and turn off power to wet areas only if you can reach the panel from a dry spot. Stay out of water near outlets, cords or the furnace. Move valuables and photographs to a dry place, take pictures of the damage, then call your insurer and our 24/7 line at 1-800-228-7739.

How long does water damage restoration take?

Drying usually takes three to five days once standing water is removed, and longer for concrete, hardwood or soaked wall cavities. Repairs depend on what had to be removed: a few days for drywall and baseboards, several weeks for a finished basement or a kitchen. You get a written scope and schedule once the structure is dry.

Does insurance cover sewer backup or overland flooding in Ontario?

Sudden water damage from inside the house, such as a burst pipe or failed water heater, is covered by most home policies. Sewer backup and overland flooding are usually separate endorsements that you have to add. Check your policy or ask your broker. We document the cause and the damage so your adjuster can make a decision quickly.

Will mould grow after water damage?

It can, often within 24 to 48 hours on wet drywall, carpet underpad and wood. Fast extraction and drying, confirmed with moisture readings, is what prevents it. Where water sat for days or came from a slow hidden leak, we check for mould before closing walls and remove it under containment if it is there.

Do you handle water damage at seasonal cottages?

Yes. Frozen and split supply lines found at spring opening are some of our most common calls in Muskoka and around the lakes. Tell us how long the building sat empty and how to reach it. We extract, dry and document the damage, and keep you updated with photos if you cannot be there.
